Score combines demand, condition, pricing, and visibility. 75+ = fast-leasing. 35- = stale — reprice or renovate.

Marketability score sanity-checks leasing projections. A 55-score space that sits for 8 weeks is market-typical; a 75-score sitting 8 weeks means broker or pricing problem.

Frequently Asked Questions

Demand rating?

5 = sub-market at 95%+ occupancy, multiple proposals per listing. 3 = balanced market. 1 = overhung supply, 85%- occupancy, stale comps. Check broker reports and public data.

Condition rating?

5 = turn-ready, recent capex. 3 = habitable, needs cosmetics. 1 = significant work required, dated systems. Condition drives speed more than rent.

Rent vs market?

Pricing within 3% of market leases fastest. 5%+ above market stalls. 5%+ below market leases fast but forfeits value. Move-in ready + at-market = highest velocity.

How often should I rerun this?

Rerun this calculator whenever inputs change materially — new rent roll data, rate moves, loan balance updates, or quarterly operating data. For active deals, monthly refresh is typical. For stabilized assets under monitoring, quarterly is fine. Treat the output as a decision tool, not a one-time answer — market conditions evolve and so should your analysis.
