Overtime burden = hard cost × labor share × OT rate × acceleration fraction. Crash = hard cost × crash rate × fraction.

Fast-track makes sense when the value of earlier delivery exceeds premium-per-month. Retail and hospitality often justify fast-track (opening season critical); office and industrial often don't (rent commences at lease, not CO). Run the math per asset class.
