Holdover Rent Premium Calculator

Holdovers trigger premium rent. This calculator sizes the surcharge.

$
%

Total holdover rent

$54,000

Premium revenue above base

$18,000

Monthly holdover rent

$18,000

How the math works

Monthly holdover = base × multiplier. Total = monthly × months. Premium = (monthly − base) × months.

On $12k base rent at 150% multiplier over 3 months: $54k total rent, $18k premium above base. Enforce holdover rent via proper invoicing — some tenants assume month-to-month continues at base. Post-expiration invoices must reflect multiplier.

How to Use

  1. Enter base monthly rent.
  2. Enter holdover multiplier (e.g. 150%).
  3. Enter holdover months.
  4. Read holdover premium revenue.

Frequently Asked Questions

Typical multiplier?

Office/retail: 150-200% of base rent during holdover. Industrial: 125-150%. Multifamily: month-to-month at lease rent + premium (10-25%). Class A tends higher (tighter market, more risk to landlord); Class B/C more flexible.

Why premium?

Compensates landlord for losing re-leasing window. Discourages tenant squatting. Protects landlord if next tenant has delivery date tied to current tenant vacating. Standard lease protection — tenant signature acknowledges.

Willful holdover?

Some leases add consequential damages clause (e.g., landlord can recover losses from next tenant non-delivery). Rarely awarded in full but adds pressure. Better: clear notice of holdover premium calculation and monthly billing schedule.

What documentation matters here?

Written leases, move-in/move-out inspections with photographs, ledger entries showing every payment and charge, served notices with proof of service, and contemporaneous emails or texts. Courts weigh written evidence heavily; informal understandings rarely stand. Institutional operators run a monthly file audit to catch gaps before they matter. Good paper trails recover most of what's owed.
