How the math works

Collections effectiveness is a leading indicator of portfolio health. Pre-delinquency is cheap to fix (phone call); past-60 is expensive (legal).

Benchmark monthly and trend. If on-time drops 2 points over a quarter, investigate — usually tenant-mix shift or management team issue.

Days Sales Outstanding = average days from rent billing to collection. Multifamily target: <3 days. Retail/office with NNN reconciliation: 10-30 days is normal.
