State norms?

NY: seller pays 1.4% state + 1% local. NJ: buyer 1-2%, seller 1.75-2%. CA: seller typically pays. PA: split 50/50 (buyer + seller). FL: seller typically pays. Each jurisdiction has default; parties can negotiate differently.

Mansion tax?

NYC mansion tax: 1% above $1M residential, progressive up to 3.9% above $25M. Buyer typically pays. Other mansion taxes: NJ, DC, Philadelphia. Negotiable in purchase agreement though.

Commercial carve-out?

Commercial often treated differently. NY RPTT: commercial taxed at 2.625% above $2M (vs 1.4% residential). Buyer/seller assignment varies. Write into contract. Include tax in purchase price negotiation.
