How the math works

When servicing transfers, the new servicer re-analyzes the escrow account and recalculates the monthly deposit. Most transfers don't change the payment materially. Changes come from updated tax and insurance figures, cushion adjustments, or spreading prior shortages.

A transfer itself cannot change your rate or P&I — those are loan terms, not servicing matters. If you see a rate change after transfer, contact the servicer and CFPB. Escrow math changes are routine; P&I changes require a modification or recast.

How to Use

  1. Enter current P&I and escrow portion.
  2. Enter updated annual tax and insurance.
  3. Enter cushion months (2 is max under RESPA).
  4. Enter any existing escrow shortage to be spread over 12 months.

Frequently Asked Questions

Can a servicing transfer change my rate?

No. P&I is a loan term, not a servicing item. Only a modification or recast can change it. If the new servicer claims otherwise, contact CFPB immediately — this is a significant violation.

Why did my payment change?

Most common reasons: updated tax bill since last analysis, updated insurance premium, change in cushion policy (to the max 2 months), or spreading of a prior escrow shortage. Request the escrow analysis statement to see details.

Who sends the transfer notice?

Both servicers. Old servicer sends goodbye letter 15+ days before transfer. New servicer sends hello letter within 15 days after. You have 60 days post-transfer to challenge a payment error without losing consumer protections.
