Rent Deferral Payback Calculator

Tenants hit by temporary hardship often request deferral. This calculator models the deferral amount and payback schedule once regular rent resumes.

Monthly payment during payback

How the math works

Deferral = rent forgiven temporarily, paid back later. Different from abatement (which is forgiven permanently).

Document in writing with default-acceleration clause. Set the payback window shorter than tenant expects — tenants often become unable to pay catch-up if given 24+ months.

How to Use

  1. Enter monthly rent.
  2. Enter deferral months (partial or full).
  3. Enter % of rent deferred during hardship.
  4. Enter payback months after hardship.
  5. Read total deferred and monthly payback.

Frequently Asked Questions

When is deferral appropriate?

Short-term disruption: loss of job, pandemic, medical emergency. If hardship is structural (tenant business unviable), deferral just delays default. Avoid.

How much to defer?

50-100% of rent for 1-3 months typical. Full deferral longer than 3 months is risky — deferred balance grows untenably. Most LLs cap at 25% of annual rent.

Document everything

Written deferral agreement with payback schedule, default trigger, and waiver of defenses. Verbal agreements kill collections later.

What documentation matters here?

Written leases, move-in/move-out inspections with photographs, ledger entries showing every payment and charge, served notices with proof of service, and contemporaneous emails or texts. Courts weigh written evidence heavily; informal understandings rarely stand. Institutional operators run a monthly file audit to catch gaps before they matter. Good paper trails recover most of what's owed.
