Phase I Environmental Cost Calculator

Phase I ESAs are standard on commercial acquisitions. This calculator sizes the cost.

$
%

Total Phase I cost

$6,640

Base estimate

$6,640

Size adjustment

$2,840

How the math works

Base fee + size adjustment × rush premium = total. Size adjustment scales with acres and SF.

Phase I ESAs identify 'RECs' that can block financing. Order early so a Phase II (if triggered) can still complete before closing — a Phase II discovery 2 weeks before close typically adds 30-60 days to the timeline. This is the single most common environmental due-diligence delay.

How to Use

  1. Enter site acreage.
  2. Enter building SF.
  3. Enter consultant base fee.
  4. Enter rush premium %.
  5. Read Phase I total cost.
