How the math works

Test 1: combined hours ≥ 500. Test 3: combined ≥ 100 AND > others. Test 5: MP in 5 of last 10 yrs.

185 + 40 spouse = 225 combined. Others: 225. Test 3 fails (not more than others). Test 1 fails (under 500). Need more hours or Test 5 qualification. Close case — either bump hours or track for Test 5.

IRS allows grouping rental activities for material participation test. Elect on return. Treats as single activity. Makes 500-hour test achievable across portfolio. Election is permanent (must show material change to revoke). Strategic choice.
