Final leg of delivery from distribution center to end customer. Typically 30-200 mile radius. Post-Amazon prime (2010), last-mile became premium logistics product. Located in/near urban cores to minimize delivery time and driver cost. Facilities are smaller (25-75k sqft), higher dock-door density (1/3,000 sqft), higher turnover of trucks. Commands 40-80% rent premium over traditional warehouse in same market.

Population density (more density = more packages). Drive time to population (15-45 min avg). Access to labor (driver shortages). Access to highway. Back-of-truck to front-of-house timing (Amazon wants <2 hours). Often converted retail or older industrial in Class B locations. Hard to entitle new — zoning and community opposition. Last-mile in ATL metro: $15-25/SF. Premium scales with urban population + e-commerce penetration. Secondary cities without last-mile push: minimal premium.

Amazon, FedEx, UPS, USPS, DHL — top credits. Regional 3PLs (XPO, Werner, Performance Team, Ryder) — good credit. Grocery (Kroger, Walmart grocery delivery, Target Shipt) — good. Meal delivery (DoorDash Kitchens, Instacart darkstores) — emerging. Tenant credit materially affects cap rate: Amazon last-mile trades at 150-250 bps compression vs mid-credit tenant.
