How the math works

Days cash on market = listing → contract + contract → close. Cash typically 15-25 days faster than financed.

Use this as a liquidity metric. Low days = fast market. Growing days = cooling. Always compare cash to financed DOM for full picture.

How to Use

  1. Enter listing date.
  2. Enter cash contract date.
  3. Enter cash closing date.
  4. Read days to contract and days to close.

Frequently Asked Questions

Typical cash DOM?

Hot markets: 5-15 days to contract, 10-21 days to close. Soft markets: 30-60 days to contract. Fix-and-flip all-cash: 3-10 days in competitive submarkets.

Why track cash separately?

Cash buyers = liquidity. Markets with many cash buyers = resilient pricing. If cash dries up, prices soften. Track cash % as leading indicator.

Does cash pay more or less?

Most cash buyers demand 5-10% discount for speed + certainty. Sellers accept because of reduced deal risk. But in tight markets, cash pays 0-3% discount.

What does competitive benchmarking look like?

Pull 3-5 comparable properties or units in your submarket from CoStar, Yardi, CIM, or your local broker. Normalize by unit type, class, and age. Your outputs should fall within one standard deviation of the comp-set mean. Outliers are either opportunities or warning signs — dig into why. Monthly benchmarking keeps your portfolio on-market and pricing sharp.
