Cleaning Fee Calculator

Cleaning fees get scrutinized by Airbnb and VRBO guests, who see them in the search price breakdown. This calculator sets both your actual cost and a suggested guest fee that preserves margin without scaring off short-stay bookings.

How the math works

A well-priced cleaning fee covers the full turnover cost with a reasonable margin. Price too low and you eat the cost; too high and you lose bookings on short stays (guests see $200 cleaning on a 2-night stay and move on).

Airbnb search ranks partially on total price (nightly + cleaning). Pricing nightly rate a bit higher and cleaning a bit lower often improves search rank while earning the same total. Test both structures.

How to Use

  1. Enter bedrooms and bathrooms — drives the core labor hours.
  2. Enter square footage — impacts common-area labor.
  3. Pick service tier from your cleaning team: basic/standard/premium.
  4. Enter expected laundry loads per turnover.
  5. Indicate same-day turnover if applicable (premium on labor).

Frequently Asked Questions

Why mark up cleaning cost?

Besides labor, you cover supplies, restocking (coffee, paper towels, soaps), and coordination time. 20-40% margin on the cost-to-you is standard. Also buffers against the occasional deep-clean need that exceeds standard scope.

Should I split cleaning across nightly rate?

Mathematically equivalent. But Airbnb's search ranking weighs total price, so a lower cleaning fee / higher nightly rate often performs better. Test both A/B and measure conversions.

What about longer stays?

Some hosts include bi-weekly cleaning in longer stays (14+ days). Others set cleaning-fee-per-stay regardless of length. For mid-term rentals (30+ days), cleaning is often included and amortized in the higher nightly rate.

Same-day vs next-day turnover?

Same-day (3pm checkout, 4pm check-in) is the standard — but it requires hustle and often premium cleaners. Block a day between stays for margin-critical properties or when your cleaning team is stretched.
