How the math works

Leveled = base + excluded scope + excluded allowances + qualification load. Compare to other leveled bids.

Leveling discipline prevents post-award surprises. A $420k low bid that levels to $465k may lose to a $435k 'high' bid that levels to $450k. Scope-matching is the whole point of bid comparison.

Importance?

Two bids with $50k delta might actually be reversed after leveling. Spend 2-4 hours leveling even tight bids; finding a $30k surprise is routine.

How often should I rerun this?

Rerun this calculator whenever inputs change materially — new rent roll data, rate moves, loan balance updates, or quarterly operating data. For active deals, monthly refresh is typical. For stabilized assets under monitoring, quarterly is fine. Treat the output as a decision tool, not a one-time answer — market conditions evolve and so should your analysis.
