How the math works
Weighted life = average remaining life across appliances. Nearest = shortest of the four.
Plan the next turn when any one appliance drops below 18 months remaining. Replacing one at turn ($1,500) is cheap; replacing mid-occupancy ($1,500 + tenant disruption credit + emergency scheduling premium) runs 50-100% more. Turn timing is where appliance capex efficiency lives.
